Recently, a client inquired about data comparing the capital appreciation of integrated development condos versus standard condominiums. To address this, I conducted a comparative analysis involving North Park Residences (TOP in 2018) and three other condominiums in Yishun: The Wisteria (TOP 2018), Nine Residences (2015), and Symphony Suites (TOP in 2018).
Based on data retrieved from URA and squarefoot.com.sg on April 27, 2023, the average PSF for North Park Residences was $1755psf, $1337psf for The Wisteria, $1259psf for Nine Residences, and $1224psf for Symphony Suites over the past six months.
The average PSF at the time of project launch was $1351psf for North Park Residences in April 2015, $1114psf for The Wisteria in May 2016, $1085psf for Nine Residences in December 2013, and $1017psf for Symphony Suites.
Comparing the launch PSF to the data on April 27, 2023, North Park Residences exhibited a PSF increase of $404 or 30%, The Wisteria saw an increase of $223 or 20%, Nine Residences experienced an increase of $174 or 16%, and Symphony Suites showed an increase of $207 or 20%.
These findings indicate that despite its higher initial prices, the integrated development North Park Residences has demonstrated superior capital appreciation over the years compared to other condominiums in the same area.
